Inspect and clean air filters (pre-filter and fine filter) at scheduled intervals; check differential pressure across filter sections and replace when limit exceeded

Check cooling and heating coils for fouling, corrosion, and fin damage; flush and clean coil surfaces; verify refrigerant or chilled-water connections for leaks

Inspect supply and return fans: check belt tension or direct-drive coupling, bearing lubrication, blade condition, and balancing; measure motor current and compare to nameplate

Verify operation of motorized dampers (mixing, fresh air, return air, exhaust): check actuator function, blade sealing, and corrosion especially in marine atmosphere

Inspect condensate drain pan and drain line for blockages, biological growth, and correct slope; ensure drain trap depth is adequate to prevent air bypass

Check casing panels, access doors, and gaskets for integrity, corrosion, and air-tightness; inspect internal insulation for moisture ingress or delamination

Test and calibrate control system components: temperature sensors, humidity sensors, pressure transducers, and BMS integration points; verify safety interlocks

Inspect humidifier section (if fitted) for scale build-up, biological contamination, and spray nozzle/electrode condition; verify water quality and treatment dosing
